  • Dividends: Annual returns based on purchase price—5.5% for residential units, 5.0% for student accommodation

  • Fully managed rental by Sterling Estates—no effort required from clients

  • All taxes and legal fees borne by the buyer

  • Buyback price equals the original purchase price

Options after 5 years:

  1. Renew for another 5 years (rate may adjust by ±0.5% depending on market)

  2. Retain and self-manage the property

  3. Sell back to Sterling Estates at original price

  4. Sell independently on the open market

  5. Appoint Sterling Estates to sell on your behalf (8% service fee applies)
